High Ground Property Care is a veteran-owned, all-in-one property care company serving Box Elder, Rapid City, and the Ellsworth AFB community. The name is the promise: we take the high ground on quality, on reliability, and on caring for a property from the roofline all the way down to the crawlspace.

The work runs on standards most property crews have never been held to — the rigging, safety discipline, and documentation that come from years in telecom tower construction and the electrical trade. We bring that same seriousness to a lawn, a gutter, a repair, and a report.

But the real product isn't any one service. It's what you get back: your Saturdays, your evenings, and the mental space you used to spend keeping a list of things that needed doing.

Plans & pricing

What is a standard lot size?
Our plan prices are quoted for a standard residential lot — a typical single-family home on up to about a quarter-acre (~10,000 sq ft) with normal, walkable access: no steep grades, locked gates, or unusual obstacles. Most Box Elder and Rapid City homes land here. Bigger or trickier properties simply price up from there, and we set the exact number with you during the free assessment.
What if my property is bigger than a standard lot?
No problem — bigger lots, outbuildings, long drives, or steep terrain just adjust the rate from the standard-lot baseline. You get one straight price up front during your free assessment, with no surprises on the bill later.
How does billing work — monthly or annual?
Plans are an annual commitment, billed in twelve even monthly payments drafted automatically. No big lump sum, no invoices to chase. Prefer to pay the whole year up front? You save 15%.
What’s the difference between paying monthly and paying up front?
Same plan either way. Monthly spreads it into twelve even payments. Paying the year up front takes 15% off the whole plan, and Summit gets its 12th month free when you commit to the year.
What does “12th month free” mean on Summit?
On the Summit plan, when you’re on the annual plan, your 12th month of service is on us — a full month of care, free.
What are “handy hours,” and what if I need more?
Every plan includes a set block of hands-on repair and project time each month — that’s your handy hours. They’re separate from routine upkeep (bulbs, batteries, filters), which is always included and never counted against them. Need more in a given month? Extra time is billed at your member rate, quoted first.
What counts as an “extra,” and how is it priced?
Anything outside your plan’s included scope — a one-off project, a big tree removal, a remodel. Extras are always quoted free and you approve the price before we start. As a member you save 10–20% depending on your plan.
Can I change or upgrade my plan later?
Anytime. Start at Base Camp and step up to Full Watch or Summit as the property or your life changes — or dial it back. Just let us know.
Is there a contract, and how do I cancel?
Plans are a 12-month agreement, billed monthly. You can cancel mid-term with 30 days’ notice — you just settle up for service already delivered (if you prepaid the year at the 15% discount, the months you used adjust to the standard rate). No lock-in past the year.
What discounts do you offer, and can they stack?
Military, first-responder, and medical families save 15%. Seniors 65+ save 10% (that’s the Eagle’s Nest plan). Paying the year up front saves 15%. Stack what applies, up to 30% total — e.g. a veteran who prepays the year saves the full 30%.

Services

What’s included in every plan versus what’s an add-on?
Every tier covers your whole property — lawn, snow, gutters, washing, upkeep, repairs, and documented reports. The tiers differ in how often we come and how much is included, not in which services you get. Anything beyond your plan’s frequency or hours is an extra you approve first.
What is the crawlspace service?
The crawlspace is the part of the house nobody wants to deal with. We clean it out, sanitize it, and clear pests — so it’s healthier and safer, and you never have to think about what’s down there. It’s one of the things that sets us apart.
What’s a photo condition report?
After every visit you get a short photo report of your property’s condition — proof of what we did and a heads-up on anything starting to go wrong. Especially valuable for out-of-town owners, deployed families, and HOA boards.
How does snow removal work — scheduled or per storm?
Each plan includes a set number of snow events; we clear your drive and walks before you head out. If a winter runs long and you pass your plan’s count, the extra clearings are billed at your member rate — no scrambling for a plow at the last minute.
Do you do electrical, HVAC, or plumbing?
We’re trade-trained and catch the things that make a property unsafe early. Until our state licensing is complete we don’t perform electrical, HVAC, or plumbing under our own license — instead we do safety walk-throughs and coordinate with licensed partners we trust. You get the heads-up and the referral, handled.
Do you work at heights or on roofs?
We inspect and document roofs and rooflines from safe access, and handle anything within safe ladder reach — gutters, trim, lighting, vents. We don’t do steep-roof or rope-access work; when a job runs past safe reach we refer it to the right licensed specialist and coordinate it for you.
What if something breaks between visits?
Call or text and we’ll get you on the schedule — Full Watch and Summit get priority. For a true emergency like an active leak or a safety hazard, we aim for same- or next-day.

What each service covers

Lawn care — what’s covered?
Covered: mowing, edging, trimming, and blowing clean on your tier’s cadence (biweekly → weekly → weekly + bed care). Not included: fertilizing, weed treatment, aeration, overseeding, and new sod or landscaping — those are quoted extras at your member rate, or we build them into a custom plan.
Gutter cleaning — what’s covered?
Covered: clearing gutters and downspouts so water runs away from the foundation (1×/yr → 2×/yr → quarterly). Not included: repairs, resealing, and gutter-guard installs — quoted as extras. We flag anything we spot while we’re up there.
Powerwashing & exterior wash — what’s covered?
Covered: one seasonal wash on Base Camp and Eagle’s Nest, up to two on Full Watch, and seasonal-plus on Summit — your pick of siding, driveway, or walks. Bigger jobs like a full house-wash, decks, or fences are quoted extras.
Routine upkeep — what counts?
Always included and never drawn from your handy hours: bulbs, batteries, furnace/HVAC filters, smoke and CO detector checks, and tightening the small stuff — handles, hinges, hose bibs. The little things that quietly turn into big ones.
Seasonal reset — what’s covered?
Covered: a spring open-up (spigots on and checked, furniture out, beds tidied, exterior once-over) and a fall button-up (spigots drained, gutters cleared, hoses stored, property prepped for winter).
Priority scheduling — what does it mean?
Higher tiers move to the front of the line — first scheduled, especially during snow. Full Watch and Summit get the fastest turnaround when something comes up.
Tree & brush — what’s covered?
In-plan, within your handy hours: ground-based limbing, brush clearing, and storm cleanup. Quoted extras: big hauls and debris removal. Full tree removals, climbing work, and stump grinding get referred to a licensed tree service — we’ll coordinate it and haul the debris.
Junk & hauling — what’s covered?
Quoted as an extra at your member rate. The quote covers labor and haul-off; dump fees are passed through at cost and itemized — no markup. You approve the number before we load a thing.
Cleaning — what’s covered?
Recurring interior cleaning is a quoted add-on rather than part of the standard plans, and move-in/move-out turns and post-construction cleanups are quoted jobs too. Easy to fold into a custom plan if you want it regular.
Lot striping (commercial) — what’s covered?
Commercial only, quoted as needed. Most lots re-stripe every one to two years — we flag fading ADA spots and fire lanes first, since those are the ones that matter.

Commercial, HOA & rentals

What does commercial groundskeeping include?
Mowing, trimming, edging, bed upkeep, and seasonal cleanups on the cadence your tier sets — monthly on Post, biweekly-to-weekly on Watch and Command. It’s the first thing a customer sees, so it leads the contract.
How does parking-lot striping and lot care work?
Fresh stall lines, ADA markings, fire lanes, and directional arrows. A full re-stripe is included annually on Sentinel Command and quoted as an extra on other tiers; lot cleanup and inspection ride along on every plan.
What do you handle on storefronts and entries?
Entry doors and hardware, closers, mats and trip hazards, signage condition, and building-mounted lighting — lamps within safe reach get swapped on the spot. It’s checked on every scheduled visit.
When do you clear snow, and what’s the trigger?
Lots, walks, and entries are cleared before your doors open, with de-icing. Trigger depth and response windows are set in your contract. Priority runs by tier — Watch gets an earlier route slot, Command is first out, and zero-tolerance plans are available for medical and high-traffic sites.
What’s in the commercial powerwash program?
Storefront glass-line and façade washing, walkways, pads, and dumpster enclosures on a seasonal schedule — more often where foot traffic demands it.
Do you do tenant turns and common-area repairs?
Yes — make-readies between tenants, punch lists, and common-area repairs. Watch includes 2 hours of repair time monthly and Command 4+; beyond that, work is quoted at your member rate and approved before we start.
Do you inspect roofs and rooftop equipment?
We flow-check gutters, inspect roof edges and drains, and visually document rooftop units from safe access points — with photos in your report. Licensed HVAC repair is coordinated with our trade partners.
What is the Property Log?
A running, documented maintenance record per building — what was done, when, what was flagged, with photos. It’s the proof you hand an owner, a board, or a buyer. Included on Sentinel Command; available on any contract.
What’s actually different between Post, Watch, and Command?
Not the coverage — every tier is the full all-in-one. The dial is frequency, depth, and speed: Post is a monthly cadence with quarterly reports and 48-hour response; Watch runs biweekly-to-weekly with included repair hours, monthly reports, priority snow, and 24-hour response; Command is weekly presence, expanded hours, annual striping, baseline audits, the Property Log, and same-day priority.
How does commercial billing and invoicing work?
One flat monthly amount, billed automatically through Square — card or bank draft — with a clean invoice and receipt every cycle. Twelve-month agreements; the number you sign is the number you pay, and it doesn’t move mid-season. Managing multiple properties? Volume pricing applies across the portfolio on one consolidated bill.
How are Sentinel (commercial) plans priced?
Per property. We walk the site, scope the season — snow, grounds, storefront, repairs, reports — and give you one straight monthly price. One vendor, one invoice, every site documented.
Can you handle multiple properties or a whole portfolio?
Yes. One point of contact, one bill, and volume pricing that improves as your portfolio grows.
Do you provide a Certificate of Insurance (COI)?
Yes — COI on request before we set foot on site.

Military & Ellsworth families

Do you offer a military discount?
Yes — a standing 15% for active-duty, Guard, Reserve, and veteran families (first responders and medical too). Just mention it when you reach out.
Can you look after my property while I’m deployed or during a PCS?
That’s one of our specialties. We maintain the property while you’re away and send photo reports so you always know home is squared away — plus move-out cleaning and repairs so you hit your housing inspection or turn a rental fast.

Yes — veteran-owned, licensed, and insured, with a COI available on request.
Who actually does the work?
Me — Cody, the owner — and a small crew I train and stand behind. It’s veteran-owned and run: same faces, no rotating subcontractors.
How do you get into my property when I’m not home?
Most of what we do is exterior and needs no access at all. When a job needs inside or gated access, we set up whatever you’re comfortable with — a lockbox, a gate code, or a key you provide — and every visit is photo-documented.
What if I’m not happy with a visit?
Tell us within 48 hours and we’ll come back and make it right at no charge. If we still can’t get it to your satisfaction, that visit’s on us.
